First Home Owner Grant in New South Wales

The NSW First Home Owner (New Home) Grant is $10,000. It's only for new homes:

  • a newly built home, off-the-plan purchase or substantially renovated home valued up to $600,000
  • a house-and-land package or building contract where land plus build is up to $750,000

Established homes don't qualify for the grant.

Stamp duty for first home buyers

The First Home Buyers Assistance Scheme removes transfer duty on new and existing homes up to $800,000, with reduced duty up to $1,000,000. For vacant land, there's no duty up to $350,000 and reduced duty up to $450,000.

Because the grant cap ($600,000) is much lower than the duty threshold ($800,000), many Sydney buyers get the stamp duty saving but not the grant.

Work out your exact duty with the NSW stamp duty calculator.

Federal schemes you can add

5% Deposit Scheme. Buy with a 5% deposit (2% for single parents) and pay no lenders mortgage insurance. There are no income limits or caps on places, but the price must be under the cap for your area: $1,500,000 in NSW ($800,000 in regional areas). Estimate what you'd save with the LMI calculator.

Help to Buy. The government can take an equity share in your home, so you need a smaller loan. For 2026–27 the income limits are $103,000 for singles and $165,000 for couples and single parents. Property price caps and other conditions apply.

First Home Super Saver scheme. Save part of your deposit inside super, where it's taxed at 15%. You can contribute up to $15,000 a year and release up to $50,000 in total. Our salary sacrifice calculator shows how much you'd save.
