First Home Owner Grant in Western Australia
WA's First Home Owner Grant is $10,000 for a new home. From 7 May 2026, the value cap is $800,000 south of the 26th parallel, which includes all of Perth, and $1,000,000 north of it.
Stamp duty for first home buyers
From 7 May 2026, the first home owner rate means no duty on a home up to $600,000 and a reduced rate up to $800,000. For vacant land it's no duty up to $450,000 and a reduced rate up to $550,000. The duty concession is no longer tied to the grant's value cap.
The duty concession covers established homes, so an established home at $600,000 or less is duty-free.
