First Home Owner Grant in the Northern Territory

The HomeGrown Territory grant is $50,000 for first home buyers building or buying a new home, for contracts signed from 1 October 2024 to 30 September 2027. There's no price cap. The $10,000 grant for established homes ended on 30 September 2025.

Existing home owners buying or building a new home may get the $30,000 FreshStart New Home Grant.

Stamp duty for first home buyers

The NT has no stamp duty concession for first home buyers of established homes. But a house-and-land package bought from a builder, with a contract from 1 July 2022 to 30 June 2027, may be completely exempt, for any buyer.

The NT grant is the biggest in Australia. On a $500,000 new home, the $50,000 grant is worth more than the $23,929 stamp duty.

Federal schemes you can add

5% Deposit Scheme. Buy with a 5% deposit (2% for single parents) and pay no lenders mortgage insurance. There are no income limits or caps on places, but the price must be under the cap for your area: $750,000 in NT ($600,000 in regional areas). Estimate what you'd save with the LMI calculator.

Help to Buy. The government can take an equity share in your home, so you need a smaller loan. For 2026–27 the income limits are $103,000 for singles and $165,000 for couples and single parents. Property price caps and other conditions apply.

First Home Super Saver scheme. Save part of your deposit inside super, where it's taxed at 15%. You can contribute up to $15,000 a year and release up to $50,000 in total. Our salary sacrifice calculator shows how much you'd save.
