How the First Home Owner Grant works
Each state and territory runs its own First Home Owner Grant. It's a one-off payment for people buying or building their first new home, and it doesn't have to be repaid. You usually apply through your lender, who pays it at settlement or with your first construction payment.
Stamp duty concessions are a separate saving. In most states they apply to established homes as well, so a first home buyer of an existing home can still save thousands even without the grant.
Federal schemes you can add
5% Deposit Scheme. Buy with a 5% deposit (2% for single parents) and pay no lenders mortgage insurance. There are no income limits or caps on places, but the price must be under the cap for your area. Estimate what you'd save with the LMI calculator.
Help to Buy. The government can take an equity share in your home, so you need a smaller loan. For 2026–27 the income limits are $103,000 for singles and $165,000 for couples and single parents. Property price caps and other conditions apply.
First Home Super Saver scheme. Save part of your deposit inside super, where it's taxed at 15%. You can contribute up to $15,000 a year and release up to $50,000 in total. Our salary sacrifice calculator shows how much you'd save.
Common questions
Which state has the biggest first home owner grant?
The Northern Territory, with $50,000 for new homes under the HomeGrown Territory grant. Queensland is next at $30,000, then Tasmania at $20,000 and South Australia at $15,000.
Can I get the first home owner grant on an established home?
Not in any state or territory right now. The grants are for new homes, including off-the-plan homes, house-and-land packages and homes you build.
Can I get the grant and a stamp duty concession together?
Usually yes. They're separate schemes, so a first home buyer of a new home can often get both. Each has its own price limits.
Which state has no first home owner grant?
The ACT. It replaced the grant with the Home Buyer Concession Scheme, which removes stamp duty at any price.
